What does our property management fee cover?
Marketing & Advertising of your property

We take the hassle out of marketing your property by arranging advertising on Trademe and our website, and organizing signage at the property. Plus, viewing times are arranged for prospective tenants to be shown through the property. (Please note, any Trademe fees are additional).

Careful Tenant Selection
We are experienced with the selection of tenants and undertake extensive tenant checks prior to selecting a tenant. Thorough credit checks and reference checks using multiple national tenancy, government, and financial databases are all included. Many of these services are not available to private landlords. Furthermore, every applicant must fill in a detailed rental application form and provide a copy of photo identification (driver's license or passport).
After a discussion of the tenant selection with the owner, signing of the tenancy agreement with new tenants is arranged. Bond lodgement is also taken care of by us. See, no stress!

Thorough Initial Inspection Report & Regular Inspections
A comprehensive report on the initial condition of the property is completed at the commencement of every tenancy (200+ photos included). This is used at the final bond inspection which eliminates any dispute about the property condition at the end of the tenancy.
Our first inspection is conducted 5-6 weeks after the tenants have moved in to see how the tenants have settled in and so that we can ensure that the tenants are meeting our minimum expectations / to set the standard from the beginning of the tenancy. After this, we will undertake detailed 3 monthly Inspections of your property - free of charge. You will be provided with the full report, including photos.
We will have the difficult conversation if there are any issues with damage, cleanliness etc, so you don't have to.

Arrangement of Repairs & Maintenance
We are experienced in organizing property maintenance and have trusted and experienced tradespeople available who can undertake repairs on your behalf. We can advise on and organize for any repairs, maintenance and heating needs that may be required for your properties, and we don't take a commission of any works done. Alternatively, if you wish, you can nominate your own preferred tradespeople to use for your property.
We are available 24/7 for emergency repairs & any urgent issues that may arise.

Rent Reviews
With over 20 years of experience in the Canterbury residential property market, we know the market well. We review our rents at minimum yearly, looking at the market rents and where possible, increasing these at the time of lease renewal to ensure that you are always getting the best return on your investments. ​We subscribe to Property Guru from Quotable Value and also utilize various other rental property databases to ensure that we are getting the correct market rent for our properties.

Rent Collection & Account Statements
Disbursement of rent to the landlord can be made weekly, fortnightly or monthly. You choose.
Financial statements are emailed with all ownership payments (on the 1st and 15th of every month), detailing all rental income and expenses for each separate property. At the end of the financial year a tax summary is provided for you and/or your accountant.

Prompt Follow-Up of Rent Arrears & Tenancy Mediation
We have zero tolerance for rent arrears and have a strict action plan in place for the management of any arrears.
Tenants are contacted by SMS and/or email in the first instance, and then followed up with phone calls. If payment has still not been received within 7 days of the due date, a 14 day notice to rectify will be issues. If a tenant has not had a repayment plan approved we have the option of making an application to the tenancy tribunal. The matter can be heard by mediation or we can go directly to a tenancy tribunal hearing where an adjudicator will make a repayment order. If Interhome Property Management put the tenant into the property, we will pay the Tenancy Tribunal application fees if required and attend the tribunal at no cost to our owners. But rest assured, 99% of our tenants pay on time or in advance.

Termination of Tenancies
We will keep you informed if a tenant wants to vacate their property or if a fixed-term tenancy is coming up for renewal. Tenants are normally contacted 2 months out from the expiry date.

Prompt Communication & One Point of Contact
We understand communication is key and will keep you updated on any matters arising with your property. Unlike many other companies, we don't split the tasks between staff, you'll have a single point of contact for both owners and tenants, in regard to every aspect of the property, from tenant selection, rent management, to inspections and for all owner communications.
