Careful Tenant Selection

We carefully screen all applicants using thorough credit and reference checks across national tenancy, government, and financial databases – services that are often unavailable to private landlords. Every applicant completes a detailed rental application and provides photo ID. After discussing the tenant selection with the owner, we handle signing the tenancy agreement and bond lodgement, making the process stress-free for you.

Thorough Initial Inspection Report & Regular Inspections

A comprehensive initial inspection report (with 200+ photos) is completed at the start of every tenancy. Follow-up inspections are conducted 5–6 weeks after move-in and then every 3 months, at no extra charge. We also manage any issues with damage or cleanliness, so you don’t have to.

Arrangement of Repairs & Maintenance

We coordinate basic maintenance and urgent repairs, with trusted tradespeople available. You’re not charged a commission on any work done, and you may choose to use your own preferred trades. We are available 24/7 for emergencies.

Rent Reviews

With over 20 years of experience in the Canterbury residential property market, we know the market well.  We review rents at least annually using market data to ensure you receive the best possible return on your investment.

Rent Collection & Account Statements

Rent can be disbursed weekly, fortnightly, or monthly, with statements emailed on the 1st and 15th of each month. A year-end summary is also provided for tax purposes.

Prompt Follow-Up of Rent Arrears & Tenancy Mediation

We have zero tolerance for arrears. Tenants are contacted promptly, notices issued if needed, and, where required, we handle Tenancy Tribunal applications and attend hearings on your behalf.

Termination of Tenancies

We keep you informed of upcoming lease expiries or early terminations and manage the process efficiently.
